Scope of Works

Our comprehensive delivery included:

  • Installation of temporary welfare facilities for the travelling public

  • Minor demolition and strip out of existing fixtures and fittings

  • Making good and installation of new formwork for the refurbishment design

  • Installation of joinery, screeds, suspended ceilings, duct and washroom systems

  • Wall preparation, tiling and decorations to the Employer’s finishes schedules

  • Plumbing and sanitaryware installation including D M pack and hand dryers

  • Electrical modifications including new and relocated lighting to BS EN 60598

  • Testing, commissioning and certification of all completed works

The Challenge:

The project presented several significant challenges: an extremely tight timeline between contract award and site mobilisation, contractor design elements requiring rapid approval, and the need to maintain essential passenger facilities throughout the works. Additionally, we needed to ensure station users retained access to toilet facilities at all times, requiring careful phasing of the refurbishment works.

Our Approach:

From the outset, we recognised that effective pre-construction planning would be critical to project success. We expedited contract award processes to begin health and safety documentation immediately, ensuring all Work Package Plans received timely client approval.


With contractor design elements in play, our team worked diligently to streamline approval periods to just two weeks, eliminating secondary approvals to maintain the ambitious completion timeline. We prioritised early ordering of long-lead items such as kitchenettes, sanitaryware and tiles immediately upon contract award, ensuring materials arrived precisely when needed.

Tight Turnaround: The brief window between contract award and site mobilisation demanded meticulous scope definition and early material ordering.


Design Complexity: The contractor design elements required collaborative input from all stakeholders to ensure timely completion and approval.


Multi-Area Working: With simultaneous operations across different station areas, we allocated optimised resources to maintain efficiency.


Weather Considerations: External decoration works scheduled during winter months required careful planning to account for extended drying times without compromising quality or programme.

Key Achievements:

Our detailed construction programme clearly outlined each project phase, identifying precise timescales, lead times, sequential work activities and resource requirements for each milestone. Daily morning programme discussions allowed our Site Manager to provide real-time progress assessments, enabling early intervention when targets required adjustment.


A thoughtful approach to passenger convenience meant we kept Platform 3 toilets operational whilst work progressed on Platform 2 facilities, minimising disruption to station users. Through thorough pre-construction planning and proactive risk management, we delivered these station improvements to the highest standards, enhancing facilities for both staff and passengers alike.
